The Local Authority Home Loan provides government-backed mortgages to buyers who have been refused a mortgage (or insufficient mortgage) by two mainstream lenders. It is available for new builds, second-hand homes, and self-builds. Income limits in 2026: €70,000 for a single applicant, €85,000 for joint applicants. A fixed interest rate applies for the full term. Can be combined with Help to Buy and (in some cases) with the Vacant Property Refurbishment Grant (known as the Local Authority Purchase and Renovation Loan).
